Does the Condition of My Property Matter When Selling?
As every property is different there is no one size fits all approach when it comes to determining the value of a property. However, there are some crucial factors which come into play including the location and local amenities; the size of the property; and of course – the dwelling itself. The condition of the property is also a major factor, as it helps to determine the amount of work which will be required by the purchaser after they buy the property.
It goes without saying that a property which is well maintained will sell for more than a similar property in the same location which has been neglected.

So what is a well maintained property?
A well maintained property is one which has been cleaned regularly – both inside and out. This means the inside is free from clutter (with floors and passageways clear of all debris), damp, decay, mould and any unpleasant odors. The outside should have also been kept neat and tidy, and therefore, not overgrown and free from rubbish. Furthermore, the house should also be free from damage. This means no broken windows, missing roof tiles, damaged guttering, broken gates or any other structural issues.
How can I improve the condition of my property?
If there is a lot of work to be done around the property it could be a good idea to ask some close friends or family members to come over and help you with a spring clean! They could assist with dusting, sweeping, wiping, vacuuming, mowing, and pruning to try and spruce the place up a bit. It’s also a good idea to make sure your house is well ventilated to help reduce mould and unpleasant odors. Also finish up any repairs or DIY projects as these can make the property appear untidy and also give an indication that there may be damage which is a cause for concern.
If you are unable to enlist the help of your friends you could alternatively get in a professional cleaner and/or gardener to help you around the property and give the house a deep clean. However, these can be quite expensive, especially if you are on a budget!
